A standard home inspection rarely covers pool equipment in detail. Hire a pool-specific inspection.
- Ask seller for the equipment service history
- Ask seller when the plaster or finish was last redone
- Ask seller for current chemistry readings
- Confirm whether VGB-compliant drain covers are installed
What to inspect
The right inspector will check:
- Pump motor age and bearing condition
- Filter housing for cracks and proper o-rings
- Heater operation and igniter health
- Salt cell condition (if saltwater)
- Automation panel operation
- Tile and coping for cracks
- Plaster or finish age and condition
- Plumbing for leaks (pressure test recommended)
- Electrical bonding and GFCI protection
- VGB compliance on drain covers
Red flags that should affect the offer
Don't walk away from these — negotiate.
- Equipment older than 10 years across the board
- Plaster past 12 years with visible etching
- No automation
- Non-VGB drain covers
- Heater visibly corroded
- Salt cell at end of life
